Water Heater Repair

Water Heaters

Our plumbing technicians are qualified to repair, maintenance, and replace all types of water heaters.

Water Heater Maintenance

To extend the life of your water heater, regular maintenance is recommended. The first and easiest maintenance chore is to empty or flush your tank once a year. This can easily be accomplished by you, the homeowner in a few simple steps. Although we are ready and able if you’d rather leave this to the pros. If your water heater is older than 3 years old and has never been flushed, we recommend professional evaluation prior to flushing.

The second recommended water heater maintenance item is changing the Anode Rods. Anode rods attract minerals and sediment which can damage the tank by corroding the metal. Because the rods attract the corrosive materials, they need to be changed every few years due to the mineral content of our desert water.

Water Heater Repair

Although water heaters do not have a great life expectancy in Arizona due to our water mineral content, there are times when repair is adequate to restore the hot water to you home. If you notice the water isn’t as hot as before (taking into consideration the natural change of water temperature due to season change), the temperature fluctuates while in use, or you are getting no hot water at all, give us a call to determine if repair or replacement is the best option for you!

Water Heater Replacement

It is hard to know when it’s time to replace your water heater unless it has a catastrophic failure. So, here are some signs that signal it may be time:

  • Traditional tanked water heaters have a lifespan of 7-10 years, and tankless is 15-20 years. Once you have reached those ages it might be time to consider replacement before it fails.
  • If you run out of hot water after a few showers and dishes or you hear popping and crackling noises coming from the tank
  • Rust-colored or metallic-tasting water that only occurs when temperature is set to hot

Tank vs. Tankless Water Heaters

Traditional tank water heaters are still a great option and are lower cost to install and replace. However, tankless water heaters have many advantages such as a constant supply of hot water, lower energy usage, and space savings. Our plumbing professionals are happy to discuss the features and help you find the best solution for your home.

Replacement of a traditional tank water heater typically takes 1 to 3 hours to complete. We use the highest quality brands. Our replacement includes removal and disposal of existing water heater, new water supply lines, and safety pan.

Installation of a tankless water heater if one was not present takes 4 to 6 hours, and includes drain lines.

Drains

Clogged drains are an annoyance. Using retail drain chemicals can provide a temporary reprieve or be ineffective and are also not good for the health of your plumbing (or the environment). Our plumbing professionals are equipped to clear all types of drains effectively and safely.

Tips to Avoid Clogs

  • Use screens or strainers in your sinks, showers, and tubs
  • Do not dispose of coffee grounds, potato peels, or fibrous vegetables in your sinks, even with a garbage disposal.
  • Do not dispose of fat, oil, or grease in your sinks
  • Always run hot water after rinsing greasy dishes
  • Occasionally run hot water in infrequently used drains

When You Have Clogged Drains You May Experience

  • Slow-moving or sluggish drains
  • Odd or strong odors coming from one or multiple drains
  • Gurgling noises coming from drains
  • Frequent clogs of toilets, sinks and/or showers
  • More than one clogged drain in the home

Drain Line Leaks

Drain line leaks are sometimes hard to detect. They often need to become extensive enough to impact the walls or cabinets near the sink before you notice. If you feel moisture or see organic growth in the areas around a sink, always let us be your first call to access the location and severity of the leak (often these occur in the wall behind the sink) and determine a course of action.

Sewer Line

Sewers

Sewer line issues can be caused by deterioration of the lines, tree roots, objects being flushed down toilets, or settling of soil. A sewer line blockage or break can often cause sewage odors inside the home or soft patches in your yard not caused by landscape irrigation. Sewer line issues can be a health risk for home occupants and should be addressed as soon as you notice issues.

Sewer Line

Water Lines

Water line damage can be caused by corrosion, age, shifting soil, and tree roots. Water line issues may be present if you notice a sudden increase in your water bill, puddles in your yard that are not caused by landscape water systems, or low water pressure.

Active Water Leaks

If you have a water line leak or break that produces massive amounts of water, we should be your first call! Our experienced plumbing professionals can walk you through shutting off the water to your home until we can arrive to access the issue. We also work with reputable restoration companies who can help to mitigate structural and cosmetic damage and even work with your insurance company all the way through the process.

Slab Leak
